- Tell us, why did you choose to work in real estate? What pushed you: chance, desire, ambition?
- Hello, readers of HomesOverseas portal, my experience working with real estate in Thailand began in 2012. This profession found me itself. By education I am a designer-architect, the skill in this profession instilled in me a love for open layouts and glass glazing, which is very common in Thailand due to weather conditions. It's summer here all year round! The beginning of my professional activity in real estate started with working for one of the major foreign developers in Pattaya, it was there that I gained all the necessary knowledge to work in this field: nuances of design, construction, subsequent registration of ownership of both residential and commercial real estate.
- Did you always see yourself in the real estate industry?
- Yes, real estate and construction has accompanied and continues to accompany me throughout my conscious life, it is this field of activity that brings me pleasure and great interest.
- Did you relocate? How did you choose the country? Why did you settle on Thailand?
- My acquaintance with Thailand began with an ordinary tourist vacation, that's how I flew here to Pattaya for 2 weeks with my sister...and fell in love with this place! There is a belief: if you didn't fall in love with Thailand at first sight - you must come again and fall in love 😂 The people, lifestyle, massage, panoramic windows, food, fruits (my favorite watermelons in particular), sea, sun, local color and complete sabaaay...
- Why did you choose Pattaya specifically? How did you choose the region? Chance or calculation?
- of course, it was chance, and as it turned out later, I was lucky to choose a very right place to stay. Pattaya is a tourist city located on the coast of the Gulf of Siam. Thailand's capital Bangkok is only 120 km away via the expressway. A very convenient location for both foreigners (tourists) and the local population. It is here, of all the tourist locations, that active construction is underway - both private construction and low-rise complexes, as well as high-rise projects. The synthesis of a beautiful beach coastline, clean sea and active residential construction, and the developed infrastructure of the city, tourist entertainment - makes Pattaya the most attractive place for investment.
- Tell us about your first deal experience? Was it exciting? What did you feel when the deal was successful?
- hmm...actually there have been many deals, I've already lost count (😅) One thing is certain - there was 100% excitement, because most of the buyers at that time were tourists who made decisions remotely from their country. But, as mentioned earlier, you need to fall in love with Thailand...not everyone did it the first time)) In general, in the beginning I worked with a mentor - a manager with long work experience, so I very quickly learned important aspects in this work and excitement now happens very rarely.
- Have you encountered any incidents during work? Tell us if yes.
- Without incidents work would be boring, but I was lucky to work with very competent professionals in their field. Teamwork led the company to success. Besides working with compatriots, there were clients from other countries as well. Each nation has its own characteristics, including in sales techniques. Some nuances work well with some clients and will absolutely definitely break the deal with others.
- Do you have experience of a deal with an interesting coincidence? If yes, tell us.
- Each deal is interesting in its own way. Someone buys online, never having seen the apartment in person. This is a special type of client, meeting with whom is always more exciting and interesting. Someone spends a long time traveling and viewing different properties, bargaining, refusing, then applying again. With such clients you feel like a mentor and responsible for making a decision, because it is your choice and hint that will help them in choosing real estate. Once I had two deals, a couple of weeks apart, and by address data I discovered that people live in neighboring houses in one of the Russian cities. I helped them choose a neighboring apartment in the same complex already in Thailand. These families became friends.
- What would you advise those who want to work in real estate? Or those who want to move to Thailand?
- The most important thing is to fall in love with what you do. In real estate it's very important to have knowledge, to be able to communicate correctly with clients, to properly define search criteria, to know terminology, documentation. Absolutely - knowledge of English language. And to move to Thailand you only need desire😊
- Tell us about the most expensive deal? Did the deal take long? How much time was spent on approval?
- buyers and clients are divided by purchase purpose into those who buy a vacation home for themselves and those who invest. The number of the latter is now growing, as the Thai Baht (local currency) shows itself as a very stable currency. I was lucky to work with investor clients who bought about 20 apartments at once with a total value of about $1 million, and in my opinion this is one of my largest deals during my time working in real estate, but I'm not sure))
