Payment Options for Real Estate in Thailand from Russia

When you decide to buy an apartment in Thailand, one of the first questions will be - how best to send money for purchasing property abroad

There are several payment options when buying property in Thailand. Here we will only mention the most popular ones

  • The most familiar payment method for Russians is cash. If you decide to use this method, please note that you will lose up to 2.5% when converting currency to baht. In addition, when exchanging money for local currency, the bank does not issue an FET (Foreign Exchange Transaction) certificate confirming the legality of this operation, and without it you cannot conclude a purchase and sale agreement. Therefore, you will have to purchase it separately, which is approximately 1-1.3% of the property value

  • From a bank card at a Thai ATM, you can withdraw up to 50,000 baht per day, and at central offices up to 150,000 baht. But you need to keep in mind that in Thailand there are often banking system failures and card blockages occur, which can only be removed at a bank office. Therefore, if you choose this method, you need to notify your bank of your plans in advance.

  • The safest and least costly method is to transfer the amount to our company's account. For this, a purchase and sale agreement is prepared, along with an invoice for the transfer amount. The transfer must be made exclusively by the buyer/buyers in whose name the chanote (ownership title) will later be registered. In this case, the FET (Foreign Exchange Transaction) certificate, proving the legality of the money transfer from abroad for purchasing property in Thailand, will be provided free of charge to the buyer. This certificate is necessary for registering ownership under the foreign quota. The bank commission for the transfer is approximately 1.5% of the amount.

  • The fastest and most economical payment method is a transfer to our partners' account in Russia, to Russian banks. Usually this takes only a few minutes. As soon as they receive rubles to the account, we recalculate into baht at the online exchange rate and confirm receipt of the amount in baht. As a rule, the rate at online exchangers is much lower than the bank rate. In this case, it is also necessary to purchase the FET form. But ultimately, the savings are substantial.
